Connect Anytime Booking to Airbnb

Once you have reviewed What You Need to Know, you are ready to connect your Airbnb account to Anytime Booking.

The connection allows Anytime Booking and Airbnb to exchange pricing, availability and booking information.

Before you start

Before making the connection, make sure:

  • You understand that pricing and booking rules for connected listings will be managed in Anytime Booking after the connection is authorised.
  • Confirm you are using the main Airbnb Host/Owner account.
  • Set the Airbnb minimum stay to 1 night.
  • Remove any restricted check-in or check-out days in Airbnb.
  • Make sure the correct Airbnb listings are ready to be connected to your Anytime Booking units.

These settings are important because Airbnb may apply its own restrictions alongside the information sent by Anytime Booking.


Step 1 – Start the Airbnb connection

In Anytime Booking, go to the Airbnb integration area and select the option to connect your Airbnb account.

Follow the instructions displayed by Anytime Booking to begin the authorisation process.

Step 2 – Authorise the connection

You will be redirected to Airbnb to authorise the connection.

Log in to the appropriate Airbnb hosting account if required.

Review the permissions requested by the connection and authorise Anytime Booking to communicate with your Airbnb account.

Once authorisation is complete, you will be returned to Anytime Booking.

Step 3 – Set your Price Uplift

If required, configure a Price Uplift in the Anytime Booking Airbnb dashboard.

The Price Uplift increases the rates sent from Anytime Booking to Airbnb by the percentage you choose.

This can be used to help account for Airbnb commission and other costs and can be set across all listings or set differently across each listing.

Step 4 – Connect your listings

Your Airbnb listings can then be matched to the relevant accommodation units in Anytime Booking.

Check each mapping carefully to make sure that the correct Anytime Booking unit is connected to the correct Airbnb listing.

Important: Incorrect mapping can result in the wrong pricing or availability being sent to an Airbnb listing.

Step 5 – Check your Airbnb listing

Once the connection has completed, check the listing from the guest's perspective.

In Airbnb:

  1. Open the relevant Listing.
  2. Select View Listing.
  3. Select Check Dates.
  4. Enter a selection of dates.
  5. Check the displayed availability and prices.

If the information is correct, your connection is ready to use.


Rates Sent tab

Once your Airbnb connection is active, Anytime Booking provides a Rates Sent tab to help you check the information being sent to Airbnb.

You can use this area to verify your rates and availability and to help troubleshoot any differences you may see in Airbnb.

What can I see in Rates Sent?

The Rates Sent tab shows information including:

  • When rates were last sent to Airbnb – helping you confirm when Anytime Booking last sent an update.
  • Original price – the rate held in Anytime Booking before any Price Uplift is applied.
  • Price sent to Airbnb – the rate after your Price Uplift has been applied.
  • Rates/availability calendar – a calendar view of the rates being sent for the relevant dates along with availability from Anytime.

Using Rates Sent to troubleshoot

If the price or availability shown in Airbnb doesn't look correct, check the Rates Sent tab first.

For example, you can use it to check:

  1. When the rates were last sent to Airbnb.
  2. What the original Anytime Booking rate was.
  3. Whether a Price Uplift has been applied and what the resulting Airbnb price is.
  4. Whether the unit is showing as available for the dates you are checking.
  5. What rates are being sent for specific dates.

This can help you identify whether an issue is with the information being sent from Anytime Booking or with how that information is being displayed or applied by Airbnb.

Tip: When contacting Support about an Airbnb pricing or availability issue, checking the Rates Sent tab first can provide useful information to help investigate the issue.

After connecting

From this point onwards, manage your connected Airbnb pricing and booking rules in Anytime Booking.

Use Airbnb to manage settings that remain available there, such as supported discounts and promotions, and to view how your listing appears to guests.
